Living on Pinellas County’s Barrier Islands

Pinellas County’s barrier islands are accessed via causeways and bridges and each community has its own unique flavor. Looking For and Buying a Home in Trinity Florida

What we found in Trinity and Trinity real estate was a wonderful surprise. Cows still graze the pastures here, giving Trinity a peaceful country setting. No traffic here, no congestion. The community was quiet but growing. New businesses and shops were sprouting up along the major roads in the area. Many beautiful subdivisions were in development. We began to explore neighborhoods and get to know the area. With several great schools in the Trinity community, we’d have no problem getting into the neighborhood schools. We decided on a home in the Fox Wood Community, Trinity’s largest subdivision. Fox Wood is a gated community with two community parks, walking trails, and a covered pavilion. There are other great neighborhoods too, like Thousand Oaks, Trinity Oaks, Trinity West, Fox Hollow, Champions Club, and Heritage Springs for those 55 years of age and over. We liked what we saw in Trinity real estate.

As for the beaches, we are still close to those great Gulf beaches of Pinellas County. Trinity is only about a 5 minute drive to the border of Pinellas. Pasco County has some beaches of its own, too, like Hudson Beach and Robert K. Rees Park. We’re close to the cities of Pinellas and Hillsborough too. In fact, with the Suncoast Parkway just a few minutes away on Rt. 54, we can shoot down to Tampa in about 20 minutes. The Tampa International Airport is so convenient too, with an easy exit right off the Suncoast.

Palm Harbor Florida Real Estate

Recreation is very popular in the Palm Harbor area. Innisbrook Golf Course is a beautiful, five-time award winning club where the PGA Tour is held every fall. It has four courses with different difficulty and terrain. If you love to golf, this is the place to live. For the boating and fishing enthusiasts, John Chestnut Park is a beautiful park located on Lake Tarpon. It is a great place to have holiday picnics, birthday parties, or just relax. It offers boat docks, many picnic areas and pavilions, playgrounds, a softball field, and a large dog park. With its lush surroundings and lakeside benches, it is a great place to visit.

Palm Harbor is only a 15 to 30 minute drive to one of the top 10 beaches in the world, Clearwater Beach. Other beaches around Palm Harbor include Dunedin Causeway, Honeymoon Island, Caladesi Island State Park, Indian Rocks Beach, and Fred Howard Park. Sun worshipers will love these beaches covered with beautiful white sand.

On the first Friday of every month, Downtown Palm Harbor holds a block party with live music, children’s activities, vendors, food, and more. It is a great place to spend time with family and meet new friends. Held off of Alternate 19, the music is great and vendors offer many crafts and activities for everyone.

There are many fun places to dine in Palm Harbor. Molly Goodhead’s, located in Downtown Palm Harbor, is an American seafood and steakhouse restaurant with a sports bar atmosphere. It is a great place to go watch ‘the game’ or for an evening out with others. Another favorite restaurant with the locals is Lucky Dill. With the New York feel and a slice of free cheesecake with every meal, Lucky Dill is the place to frequent.

Many of the schools in the Palm Harbor area are rated ‘A’ by the Pinellas County Education Board. Cypress Woods Elementary, Lake St. George Elementary, Palm Harbor Middle School, and Palm Harbor University High School are recognized for their outstanding educational achievements and community involvement. Academics as well as athletics are very strong in all Palm Harbor area schools.

Residential Property Flipping and Real Estate Today

What Is Real Estate Flipping?

Flipping, a.k.a. “house flipping,” “home flipping,” “property flipping,” or “real estate flipping,” is the rapid buying and selling of a single property. For instance, someone buys a house, building, or apartment, for $500,000, and then sells it six months later for $550,000.

Yes, people are actually doing this–people, as in private individuals of no particular wealth, leveraging their retirement savings or even buying using interest-only mortgages or other easy financing. Large real estate investors have been doing essentially the same thing for a long time, particularly in commercial real estate. But what’s gotten the real estate world talking about flipping now is precisely that it is in the residential real estate, and involving private individuals as buyers and sellers. Flipping has transformed the residential real estate market, at least in some regions. What was primarily a series of transactions between current and prospective residents has become a speculative market driven by small investors, much like the stock or bond markets.

As you can see, the phenomenon of flipping real estate is made possible by constantly rising real estate sale prices. Not only that, the phenomenon may very well be feeding into higher property sale prices. Once upon a time, residential real estate demand depended on home buyers looking for a place to live. Flippers add a whole new layer of demand to the mix. A real estate flipper will typically be flipping more than one home at a time, so their impact is magnified even beyond their numbers. In some markets, up to a quarter of all residential real estate sales are estimated to be “flips.”

Real Estate Flipping Scares Some Experts

Many observers, including many economists and seasoned real estate professionals, are feeling anxious about flipping. Their biggest concern is that real estate flipping may lead to instability in the market. Why?

* As already noted, flippers are adding a speculative force to the housing market, causing houses to be valued over and above their perceived intrinsic worth. Indeed, in a number of high-flying markets such as Boston, the Bay Area of California, and Miami, rents have not risen anywhere near as fast as prices. Rent is usually considered to be a good indicator of the real value of real estate. To critics of rising real estate prices, stable rents mean that any rise in housing prices must be due to speculation–not necessarily just flipping, but also people who imagine their homes will increase in value.

* Large numbers of flippers are amateur investors. Like amateur investors in the stock market, they may try to cash out of their investments quickly if there are signs of a serious downturn. As in the stock market, lots of amateur investors all trying to cash out quickly may lead to a crash or at least a downward pressure on prices.

* Many flippers are stretching themselves financially to buy properties. If the market goes down a little bit, it may mean a lot of properties in foreclosure or sold at fire-sale prices. This is on top of the already large number of buyers who seem to be stretching to buy their houses with adjustable rate mortgages and interest-only mortgages.

* Many economists and observers generally believe that the US economy is not doing so great. If the economy took a sudden turn for the worse, it might affect the real estate markets in a very bad way. This would magnify troubles for the flippers, who would in turn pass their troubles onto the real estate markets, compounding a bad situation.

Is Real Estate Flipping Really So Bad?

Suffice it to say, there’s a lot of hand-wringing over the practice of flipping houses. After all, even if it were a sure-fire investment, there would likely be more than a little resentment at the thought of people who need housing having to compete with people who are out to make a fast a buck. But is it really that bad?

Here are some somewhat-good things that can be said about flipping:

* Rentals. Some home flippers are taking the more traditional real estate investment route of renting properties–at least for a little while. With the most optimistic flippers hoping a property will continue building value for another year or more, it only makes sense to get some rental income on it while it’s building property value. So, at least in those cases, a tight housing market won’t be losing space.

* Improvements. Even before “flipping” was a word, handy home buyers would take fixer-uppers and convert them into something more valuable. While there are fewer and fewer fixer-uppers these days, it’s still an important way in which flippers have helped give something back to the community.

* Distressed properties and foreclosures. Enterprising flippers are always looking for housing that’s below-market value. This can be a god-send for anyone who needs to unload a property quickly before it’s on the foreclosure auction block.

In short, love it or hate it, house flipping has become an important part of many US real estate markets at the dawn of the twenty-first century.]]>

The Peloponnese a Property Hotspot

One of the major advantages of the Peloponnese is that it is easily accessible all year round from Athens. With the new motorway the journey only takes three-and-a-half hours. Tarpon Springs Florida

For recreational activities in Tarpon Springs, my family and I have spent many days at Howard Park, with picnic facilities, playgrounds and its own beach where we enjoy the beautiful Florida sunsets. Tarpon Springs is known for its historic Sponge Docks and the biggest Epiphany celebration in the country, held annually in the month of February. You can enjoy authentic Greek food and pastries in its many restaurants. We enjoy a little restaurant called Plakas where they say they are the “Greek McDonalds”. They have wonderful gyros and offer appetizers of Greek specialties such as marinated octopus! The Sponge Dock area also offers shopping, day-trip cruises, casino cruises or fishing trips. You can have a tour aboard a sponge boat and watch divers as they retrieve sponges from the Gulf of Mexico. You can also visit authentic Greek clubs where men spend the afternoon telling stories and playing cards.

We also enjoy attending the Sunset Beach concerts, The Fine Arts Festival each April and attending wine tasting events at the Tarpon Springs Castle Winery. The historic downtown area offers First Fridays and Second Saturdays where the shops and restaurants are open late and there often is free entertainment to enjoy while you shop and dine.
